Meet Zoe liston

Zoe Liston graduated from Cornell University and has been a licensed Realtor® for almost 30 years, a Certified Residential Real Property Appraiser for 25 years, and a speaker in both industries for over 20 years. 


Her speaking career has been primarily for the Minnesota Association of Realtors®, local Realtor® associations across Minnesota, the National Association of Realtors®, Kaplan, and NorthStarMLS. She specializes in teaching Realtors® how to understand the appraisal world of real estate including, how to read appraisals, best practices for interacting with appraisers, and how to accurately measure homes. Zoe is also the local NorthStarMLS Matrix expert for the Minneapolis Area Association of Realtors, and teaches all of their programming specific to Matrix. 


Zoe has a passion for bridging industry knowledge gaps to aid in elevating the experience for agents and consumers alike. She is an interactive edutainer who uses humor and levity when she speaks, which makes her sessions engaging and educational. 


Zoe hopes to continue building her legacy of breaking down industry communication barriers one conference at a time as she makes her way across the United States.

This course will help Realtors understand important aspects of the appraisal side of real estate. It covers basic history of appraising along with a detailed comparison of the difference between appraisals and CMAs. 


Attendees will learn how appraisers work, who they work for, how they search for comps, what guidelines they have to follow, why they do what they do.

We'll take a deep dive into the entire 1004 appraisal form so Realtors can interpret for their clients. 


We will go through every line, discuss where the information comes from, and the definitions you need to understand. Learn what to look for in the comments, sketch, and photos. And learn where to find the key to the abbreviations in the report.
